When builders and developers face tough approval challenges, they can rely on the Umlor Group to help them achieve their corporate goals in a timely manner. Beachwood was one such development. Faced with an active anti-development neighborhood group, we created persuasive presentations supported by professional engineering backup to demonstrate how the development would improve conditions for adjacent properties.
The subject property is located on the north side of Leon Drive and west off Decker Road in the R-1A, Single-family Residential District. Beachwood is an assembly of five properties measuring 11.63 Acres. Thirty-six detached single-family homes and two out lots are surrounded by 42% open space, including two passive parks and significant natural buffers. Approval of the Planned Unit Development secured significant benefits for Walled Lake. The plan incorporates a tree-lined sidewalk network improving pedestrian connectivity. Several groves of mature trees were preserved and protected. The design of the Beachwood storm system intercepts 20 acres of stormwater and diverts it to an oversized detention basin, where it is discharged in a controlled manner.
