The Umlor Group provided planning, engineering and surveying services for this project. The property. is owned by Baldwin Homes and Land, and they will act as the primary developer and builder of the project moving forward. The development is located on the south side of Herman Road, just west of County Road 633, approximately 3/4 of a mile south west of the Village of Suttons Bay.

The Herman Road Apartments consists of the following:

• 14 residential apartment units in three and four-unit buildings
• 2.07 acres of undeveloped gently sloping, open topography
• 950 linear feat of looped private driveway
• A stormwater management system consisting of on-site infiltration trenches and improvements to an existing pond at nearby Herman Park.
• Community well supplied water
• Public sanitary sewer to serve both the apartment development and the future needs of Herman Park
• Private patios with exterior storage

The project also includes 38% open space which will be used for a courtyard in the middle of the site as well as a linear perimeter open space to serve as a buffer between the development and adjacent properties.

The proposed storm drainage system will serve as a water quality measure while reducing the runoff from the developed site. The design utilizes on-site infiltration trenches and expands an existing detention area in Herman Park. The pond expansion and addition of a slow release outlet will alleviate recurring flooding issues in the park.

The apartments will feature attractive, modern, two-story architecture with two and three-bedroom units ranging from 1,024 to 1,262 square feet. The project is located minutes from the Village of Suttons Bay and Downtown Traverse City.

The project is expected to break ground in late summer of 2020. The Umlor Group will provide construction layout and survey services throughout the development and construction phases.
