The Umlor Group is proud to announce that on Thursday, July 16, 2020, the Charter Township of Northville unanimously approved our application for rezoning for an assembled property measuring 11.31 Acres. Located on the west side of Haggerty Road, across from Cantoro’s Italian Market, the Northville Glades 48-unit townhome development boasts a desirable Northville Township address with Plymouth Canton Schools, close to shopping, restaurants, and freeway access.
The three properties were assembled by Schafer Development. The Umlor Group provided an impact assessment to evaluate the impact on the environment, traffic, public utilities and surrounding properties. The development will provide a sensible transition between surrounding zoning districts.
The road is configured as a meandering drive and the entry configuration minimizes left turn conflicts. Pedestrian sidewalks are provided on both sides of the street. Off-street parking has been incorporated into the plan to maximize visitor parking. The Open Space significantly exceeds Township requirements to maximize preservation and views of the natural features for future residents and adjacent properties.
The Umlor Group conducted a tree survey in accordance with Township regulations. 400 regulated trees were tagged and identified and 50% of the trees will be preserved.
Landscape enhancements are proposed along the buffers between the improvements and the preserved woodland and wetland areas, including birdhouses and butterfly gardens which will provide attractive view sheds for residents to enjoy.
The Umlor Group demonstrated how the proposal is consistent with the Master Plan goals and development trends. Additionally, the Umlor Group performed the property survey and prepared a proposed site plan that clearly demonstrates compliance with the regulations for the RM-3 district.
